Mould and hidden moisture after water damage
Water drains away where you cannot see it. Hidden moisture and mould sometimes only surface weeks later.
The treacherous thing about water damage is that the greater part of it is hidden from view. Water sinks into floors, creeps into walls and remains behind in the structure.
Why hidden moisture is dangerous
- Wet insulation and timber structures dry slowly and can begin to rot.
- Moisture in walls attacks plasterwork, paint and wallpaper — often only visible after weeks.
- A damp, poorly ventilated room is a breeding ground for mould.
Mould and health
Mould is not merely a cosmetic problem; it can cause respiratory complaints. Mould prevention (rapid and thorough drying, ventilating, dehumidifying) is therefore part of any serious claims handling.
Why this affects the assessment
Because hidden damage flares up later, it is easily missed in a quick first inspection. A proper assessment already takes account, now, of drying, possible mould growth and repairs that only prove necessary later.
Tip — Have a moisture survey carried out after water damage. What feels dry to the touch can still be very wet inside — and that should be counted in.
When is your own expert a wise choice?
Not for every minor claim — but in these situations your own counter-expert almost always achieves a better and fairer outcome:
- The damage is substantial (guideline: from around € 5,000).
- The insurer doubts your account or accuses you of intent, negligence or fraud.
- The cause or circumstances are unclear — often with fire or water damage.
- An exclusion or deduction is invoked that you do not understand.
- There is underinsurance, or discussion about current value and depreciation.
- There is business interruption loss on top of the damage to property or contents.
- Your claim has been (partly) rejected.
- Before you sign — or before the insurer's expert records the damage one-sidedly.
